Wow, didn't think any park could rival the fabulous and highly rated Grizzly RV park in West Yellowstone but Zion River Resort did. This park is paved nicely, all pull throughs are concrete pads, sites had nice aluminum picnic tables, all sites had nice fire pits. The store/office is immaculate, the pool/spa area was immaculate as were the bathrooms and common areas, the staff was super friendly. Has a "grill" that is open on weekends and holidays for breakfast. Has camp hosts (at least in the summer season) that have activities going on every single evening. Very family friendly. No AT&T coverage but our Verizon phones worked (w/1 bar). Finally, some park understands Wi-Fi: these guys have 3 routers going that are strategically placed around the park (what a concept), never had an issue with their Wi-Fi. The maintenance people were all over the place all the time taking care of the sites (raking rock, picking up litter, cleaning the pool area etc), that was nice. There's only a couple of things that I can rate negatively on, thus keeping them from a 10-rating. #1: No cable TV is not cool, the hookups are plumbed for it and for the price, they should provide some TV channels. #2: tokens for the showers is a little hokey IMO. This place is very, very nice. We'll be going back no doubt about it.

This park could arguably be in the range of a 9/10 if it were not for the following issues. No Wi-Fi, no cable TV, and the facility is starting to suffer from lack of maintenance. The landscaping seems to be suffering some as trees and grass were both dry in many spots, even saw small patches of weeds in some dry places. Also, they were in no hurry to empty community trash cans and items such as the paddle boats are showing serious wear/tear. We can only assume that Terrible’s bankruptcy filing is part of the reason the maintenance is lacking. That said, it’s a really nice family place with good security and common-sense rules enforcement . Most sites are big enough for most any rig however, there are a handful that are no-go for even some moderate sized truck-trailer combos. We will be going back for sure however, it’s just a shame a place this new and well thought out doesn’t have Wi-Fi or cable TV and it’s a shame it’s starting to fall apart. Keeping our fingers crossed it comes back strong but it will require more evaluation as time and the legal issues pass.

Let's get it out of the way up front, this place is crazy expensive. I would go so far to say that if you don't have kids with you this place would be a rip off. This place is also a contradiction in that it has some attributes that rate on extreme opposites of the scale. Most sites are dirt, many are not level, and many (including our travel companions') had big areas that were a muddy flooded mess the entire 4 days we were there). Also, for over $70 a night I don't think cable TV should be out of the question, which you don't get unless you have a deluxe site (which are few). The main pool was neon yellow one day and it took 2 or more of us to complain before they closed it down. The water in the slide attraction was also always cloudy and not properly treated correctly the entire time we were there. The place is dusty from the heavy traffic, it's like Grand Central Station most of the day and night. On the plus side, the visitor center was beautiful, the staff up there awesome, the views and location are also awesome. The newer bathroom/shower complex is 1st rate in construction and they did a fairly decent job of keeping it clean given the amount of traffic through there. We also had wifi most of the time there, although at times it was very slow. We thought the on-site horse rides were a good value as was the $2 pancake breakfast. It is a great place to let the kids go all day no doubt about it but if you want reasonable fees, calm atmosphere, and room to spread out this isn't for you. If they could control the price and have maintenance pay attention across the board I could almost rate it a 10. We would consider staying again but only while the kids are small enough to enjoy/partake in all the activities there.

Stopped here for a overnight with 2 families and discovered a lot of what has already been commented on. Notable good items from our experience: Friendly staff, good location, nice shade trees, good grass between sites, good (looks newly upgraded) power and cable TV. You can tell they make an effort to make the place a little homey with the various decor adorning the park. Notable negatives from our experience: The mosquitoes are bad, so bad you can't go for a walk or sit outside and relax which is a shame because it'd be a good place for both. You shouldn't be allowed to advertise wi-fi if it doesn't work. The sites are a challenge for those with toads. There's a small airport nearby so you see/hear aircraft periodically overhead. Also, as commented on previously there's a lot of permanent occupants there with extremely old and trashy motorhomes/trailers; if they'd clean up those eyesores we'd rate higher. Would consider for an overnight again no question but the mosquitoes are bad.

Extremely friendly staff that provided mountains of info on the local area. Great for big rigs. The newer sites had nice grass between them and the views are spectacular. Cable TV worked fairly well with just a few bad/fuzzy channels. Is within walking distance to the museum and within a mile or so of the Super Walmart. Don't forget to try to the Prime Rib buffet at the Irma Hotel; it's unbelievable. On a bad note, this is yet another campground that advertises wi-fi yet does not provide it to a substantial portion of their grounds. Neither of our 2 sites in the newer 50amp area had it. Would stay again, just wish they (like countless others) would fix their wi-fi.

Nice, tidy campground. The train tracks are a long way off; none of us ever heard the train except while on bicycle rides on the far end of town. Big rigs are a challenge in a lot of the sites. We saw multiple folks with toads on the grass as there was no way to keep on the dirt/gravel due to the tightness. Park is divided into 2 sections, with one across the street from the office. This section is where there's some long termers in the back row, 50amp sites area, and there's no wi-fi on this side of the street. A pet peeve of mine is advertising wi-fi when they know it doesn't work in many sites. Would definitely use again for the overnight but we wish they would get the wi-fi so it would cover the other 50% of their park.

I need to echo/emphasize some comments previously made about this campground. #1, the mosquitoes are brutal (no exaggeration). This place is rustic in every sense of the word. It is significantly overpriced. It is way too far away from the popular sights in Yellowstone to be a base for your Yellowstone travels yet it’s situated right next to the highway which means vehicle noise can be heard at times. The power is woefully inadequate, only 20amp and the best we ever saw out of the outlet was 110v and at times it was low enough to damage electronics. Would not power microwaves in either of our 2 RVs nor would it power other common household items. In addition, we lost what power they do provide for 4 hours one day. No cell phone service or wi-fi. Major bridge/road construction is currently ongoing within ½ mile of here, so we listened to heavy equipment back-up beepers, jackhammers, and dump trucks unloading heavy rock for hours during the day. Everything in the store is way overpriced, including fuel which was between 50 cents (gas) and 75 cents (diesel) more than everywhere else (including inside the park). Do not leave any cooler, stove, or trash unattended outside at any time, rangers were ticketing and confiscating items on a daily basis due to the bear hazard. On the good side, the area is flat-beautiful; the dust wasn’t that bad and wouldn’t be an issue at all if folks wouldn’t speed through the campground, and “Bob” the Buffalo is always around the area and even strolled through camp one night, which was cool. We would not camp here again because it is too expensive and too far away from anything located in either national park nearby.

We stayed in the interior section which is like a dirt parking lot with sites close to each other. No sewer dump at the sites we had. If we ever went back to this location we'd stay out on the peninsula. This section butts up against a grass tent area. Again, might be trouble in the summer. Like a lot of places around the river it provides a kind of run down/old vibe to it. Staff was OK and other campers were fine but I bet this place is a zoo during the summer. If you're a young boater it might be great fun but be careful if you want calm/quiet (at least in the summer months). Oh, they have some funny rules such as must show proof of insurance and no ATVs, although they're constantly going through the park every day. Anything with a steering wheel is supposed to be OK.

Unreal. I wish my friends whom talked us into going to this place would’ve read the earlier review, our experience was 100% similar. This place has so much potential yet is totally and utterly mis/unmanaged making for a frustrating camping experience. You have to check in the restaurant (doesn’t open until 11a.m.) and you’re provided no info at all i.e. no camp map, no rules sheet which later made sense as it seems they have no rules, no info on where to go if you have problems after hours etc. Dogs (both management's and customer's) are allowed to roam off-leash 24/7; expect to get your property "marked" as well as you and your pets to be harassed. The management either were not there or knew and overlooked: Kids as young as 2-3 years old left unsupervised and wandering about the camp (parents went off ATVing); kids were allowed to make (and ride) a race track in the campground with their mini-ATVs (including after dark); we were kept up by an unruly family until 3a.m. one night and went to complain about that and the fact this family had also dumped (on purpose) their entire grey tank on the ground the evening prior. It took “management” 30 min to even show up to hear the complaint, and then they took no action. We later heard this same family had just been kicked out of Candy Mountain (what this place should have done). Not impressed with the construction nor cleanliness of the restrooms, only 2 portable fire pots for 6 sites, gravel/dirt pads that got semi-muddy in rain, no store for supplies at all, and since you’re near the river...tons of bugs that bite. About the only good things I can say is the spots have good room between them with nice grass (after you clean the dog waste), you have access to the ATV trails, and Candy Mountain resort is only about a mile away (clean looking, has a store with basic supplies etc). No way I’d stay here again, do yourself a favor and try other options in the immediate area.

As a big time dry-camp/boonies camper I expect a lot from any commercial campground I stay at; VERY few live up to my definition of “value for the money”. With that said, Grizzly lived up to all the hype/stellar recommendations on this site. The facility and grounds were about totally immaculate. The absolute epitome of professionalism and helpfulness was shown from the staff each and every time we interacted with them. Few minor negatives that keep me from giving them a “10” are: Some of the equipment in the kids play room was is so-so condition, cable tv reception was a bit fuzzy, and charging for wifi (@ $4 a day) is a bit out of line with what most RV parks offer as a standard amenity nowadays. This park offers the odd combination of being very family friendly, pet friendly, yet also attracts higher end clientele, it’s a great thing. Awesome location, sites, staff, and clean cut/respectful customers make this park the gold standard in my opinion. Would stay here again in a New York minute.

This park has 1 and only 1 thing going for it, its proximity to the sand dunes. Park is borderline way overly priced and the park setup/layout is highly bizarre. The main spots are sardined and I mean sardined next two each other with conjoined (and slightly offset) concrete pads. The sites are opposing in that you have to pull in one way (your neighbor the opposite way) in order to share the concrete. Oh and the concrete pad is "for your use" but you can't drive on it, park anything (bikes/quads included), set gas cans on it etc. Slots are on dirt and ours wasn't level. Also, our non-slideout trailer was deep against a small tree they had planted in the minuscule slot, makes no sense. They allow night riding so we had OHV noise up until 2a.m. If you're not there for motorized recreation you're 100% in the wrong place. Sorry to say it but the management is also sub par. The lady there took a week-plus to get back to me on our reservations and didn't answer email or voice mail timely (if at all). Beware of their cancellation policy. I might stay there again but the state park campground down the road (and closer in the dunes) is a much more appealing option at a fraction of the cost.

This is a military installation based campground (must be a military I.D. card holder to stay there). Mixed emotions on this famcamp. Positives are: The base itself is very well kept; the famcamp is located very close to the base's world-class gym, the medical clinic, a nice grassy park, and relatively close to the BX. Negatives are: Must use the very northern most base gate (Roy Gate) to enter the installation with an RV, this is 8 miles north of the famcamp; many of the sites have water hookup detached from the electric hookup in that the water hookup on our site was on the wrong side of the coach which necessitated hooking 2 hoses together; telephone contact with the camp manager is a nightmare, screwy office hours/days, non-returned phone calls etc, best bet is to contact him via email (address listed on web site); campground manager is generally hard to deal with, we got the rubber hose treatment just asking for a site map (terrorism prevention you know); our site (spot 1) was a back in that took me 4 attempts to get in. Would stay again using the above info to make it easier.

Great location, super views, pet friendly. We liked the hands-off management style while sited. Lady clerk in the store was extremely rude. It's a mixed bag as far as site selection. I had to climb on the roof and cut limbs off the shade tree to get in the slot, my buddy had to do the same in his slot. As mentioned previously, some of the sites are very tight. The dirt turns into mess when it rains which may bother folks not used to boonie camping. I didn't use the showers and was glad I didn't have to after seeing the bathroom one morning. Good cable TV. Definitely a park to base out of rather than a camp to stay in and enjoy.

Stopped in to check out the park. I actually parked the rig got out and walked around the entire main complex. While the area itself is absolutely beautiful I would not stay at this park if it were free. RVs were stacked on top of each other like sardines. There is no logical layout, RVs are parked all over the place in between trees and next to each other in every possible position. There were a couple of super nice spots that were taken by full-time "guests" otherwise it appeared to be bare bones and chaotic. Most folks were dry-camped as portable generators were common. Silty (read dusty) narrow dirt roads wander all over the grounds and make up the sites. Upon walking into the restrooms I literally almost vomited. At least 1 toilet overflowing with feces, paper all over the floor, and no soap in the 1 dispenser by the 1 sink. It's a certifiable shame that a place with this much natural beauty can be wasted by greed, mismanagement, and don’t give a hoot mentality. There are other national forest campgrounds nearby that would be a much better bet.

We also have mixed emotions about this park. On the plus side the grounds were generally very well manicured and tidy. Also, very central to a lot of great recreation opportunities. Nice little town with shops & restaurants within walking distance. Negatives: Not being able to leave poochie in the RV for any, repeat any, amount of time is a major limitation especially when considering Yosemite is not dog friendly. Very bizarre and non-modern administration of the park i.e. cash only (no credit cards), don’t do email, and of course, no wi-fi service. Couldn't use our satellite as the shade trees were way too thick and their cable TV really stinks (few channels with poor reception). The kids play area is in disrepair had a broken slide and 2 broken park benches. Our site's plumbing wouldn't allow full open valve draining of the tanks (would spill back). Showers are open to the general public and token operated (hokey system). It’s too bad they’re open to the public because the entire facility is constructed very tastefully however, the additional transient usage drives the problematic token system and makes the facility dirtier and noisier than it could be. We’d be willing to pay a few extra bucks for a site if it would enable them to eliminate the public showers. All-in-all a decent place to stay but it’s not totally capitalizing on it’s potential.

The owners of the campground are just plain good folks, will do anything to make your stay pleasant. Park caters to ATV riders but would be a nice place to overnight for anyone. Gravel roads and sites with some grassy areas on the property. Wi-fi coverage was not good (had to be near the store to use it) but that issue is probably resolved now as they had arranged for a contractor to upgrade their coverage problem. We've been here twice and seen some repeat customers just like us. Plan on staying here at least once a summer.

First off, if you don't like ATVs and/or off-highway vehicles this park is not for you; OHVs are allowed inside the park and traverse back and forth to the dunes within the campground. Positives are the park has strict quiet hours that are enforced, has spotless restrooms/showers, staff is very friendly, and has a new visitor center. If however, you're looking for the following you won't find them: hookups, cell phone coverage, and wide spots made for larger mohos and trailers. This campground was designed/built prior to the modern explosion in RVing i.e. tents and small RVs. I do not recommend anything over 30' total length, not saying it's impossible I just wouldn't recommend it.

If you don't like ATVs this campground is not for you. Park allows ATVs trail access and is a popular spot for ATVers to camp. This is a rather primitive campground as it has vault toilets, no showers, and no hookups. Water is availble on site but in limited quantities i.e. runs off a small tank, dirt road into the campground, small spots and loop is not designed for larger RVs. Nice stream runs through the campground.

The "town" itself, along with the campground is VERY ATV friendly. If you're anti-ATV I would recommend passing on this park. The owners enforce a strict speed limit within the park so it stays civilized but you still have ATV traffic). Nice general store on site, nice tidy grounds, and super nice owners/managers. This is a typical old-school town, folks are friendly and will go out of their way to help get what you need. Great place to overnight and awesome place to base for ATV riding. Note: Be aware, on 4 July the locals blast dynamite EARLY in the a.m. (tradition).
